Rental Agreement

Payments:

Credit/Debit cards, or by check.
An additional Transaction Fee will be added to all credit card payments, approximately 3% or less.
Make checks payable to Keller Williams AGC VRPM. Add Property ID, Arrival-Departure dates in comment section.
Mail checks to Pam Martin, 919 Gulfway St, Gulf Shores, AL 36542 (Please do NOT send “signature required”)

Deposit:

A refundable $200.00 deposit is required to secure the rental, and is refunded 14 days after check out if all terms of the contract and all check in/out procedures are followed. Refund checks are mailed to the guest address on file or refunded to the credit/debit card on file.

Guest Cancellation Policy:

There are no refunds for cancellations. Once amounts become due and are paid, funds are nonrefundable. Travel insurance is recommended and is offered through VRBO.

Management Cancellation Policy:

All reservations are subject to review, correction, or cancellation due to reasons including or not limited to: incorrect amounts, nonpayment or late payment, property becomes unavailable for rental due to reasons beyond management’s control. A full refund will be issued in cases of incorrect amounts, or if property becomes unavailable and a comparable property is not available. We reserve the right to refund Initial Reservation Payments, refuse rental, or to discontinue occupancy if, in our judgment, your occupancy is detrimental to the property. Rates, descriptions (including bed sizes), furnishings, amenities (including pools, hot tubs, etc.) and availability are subject to change without notice. No refunds will be issued for changes made by individual property owners or unavailable amenities.

Additional Terms of Contract:

1.) Number of occupants does not exceed the occupant maximum of the property.
2.) Check in/out checklist must be completed.
3.) Sand control and good housekeeping must be evident during stay.
4.) Responsible adult over age of 25 years renting property is present during entire visit.
5.) No charging to “The room”/owner due to services/purchases, Guest pays at point of sale
6.) Must abide by all laws and posted policies. Must respect staff security.
7.) No Smoking, no damage is done to unit/contents, no items are missing, lost, or rearranged
8.) Only contact Pam Martin 251-269-8864/8865 for all issues, unless emergency, call Security/911

Check In

An arrival email will be sent 10 days prior to your vacation, containing the code to the electronic door lock or key box.
Check-in Time – Check-in time is 4:00 P.M. or later.
​Parking Passes – Beach Club: Stop only at the Security Booth, give your unit number & departure date, and then go to the condo.
Palms and Emerald Greens: Parking Passes will be included in your Arrival Email, sent 10 days prior to your stay.

During Your Stay

​​​Rules:​​​ No Luggage Carts allowed in condo. No smoking, no illegal drugs or activities, no loud music/noise, no pets allowed. All must comply with the resort policies which include: do not drop/ throw/hang anything from balcony or feed birds. Must not be arrested, noncompliant w/authorities & not disrupt other guests. No charging to “The room” or owner due to services/purchases, or lost keys. Pay for all at the point of sale. No damage is done to unit or its contents, no items are missing or lost, no ironing on the floor/furnishings. Leave electronics/wires plugged in and functional. No Food/Candy/Drinks in carpeted areas or beds. Do not re-arrange furnishings/décor/dishes. No excessive amounts of sand left on furnishings, flooring, tubs, & bedding. Do not open entry & balcony door simultaneously, due to strong rush of wind. Do not clog the toilet/or garbage disposal.

​​​Linens:​​​ Sheets, Pillowcases, Blankets, Towels, Wash Cloths,Dish Cloths, Pillows, etc. are counted and inventoried before each stay. Any missing items after Check Out will be charged from Guest’s Refundable Damage Deposit.

Check Out

​​​​​Check-Out Instructions:​​​
1.) Remove all garbage to outside dumpster or trash can.
2.) Load and run dishwasher.
3.) Start one load of towels in the washing machine on departure day.
4.) Turn off all lights and faucets, turn thermostat to 65 degrees in winter/76 degrees in summer.
5.) Close and lock all outside doors and windows.
